Final Inspections Part 1 – Queen Street Side

Final Inspections will be held on Monday the 3rd and Tuesday the 4th of April for 15 minutes each for the following units : G20, G21, G22, G23, G24, G25, G26, G28, 117, 118, 119, 120, 122, 124, 126, 210, 215, 217, 219, 222.

Bookings are to be between 7am and 3.00 pm for these two days.

New purchasers can send an email to info@strataco.com.au with their date & time. Should there be conflicting times, we will contact the Owners to see if alternative times can be arranged so it runs smoothly for everyone. As this is a large complex, please be patient throughout this time. Please ensure you include your unit number, name and contact details.

Moving In and Moving Out Policy

An Owner or Occupier must not move furniture or bulky items through the Common Property except in accordance with the following policy. An Owner or Occupier must:

  1. Advise the Owners Corporation of all pending removalist and/or bulky item delivery activity at least 48 hours prior to the move and/or delivery.  The Manager must be notified prior to move in/out.

Subject to availability lift curtains (protective covers) can be installed upon request for extra large items that could potentially damage the lift. Sufficient notice must be given.

  1. Move in and out only on Mondays to Fridays 9:00 a.m. – 4:00 p.m. and on Saturdays and Sundays at times to be agreed with the Owners Corporation or the Manager and must not use any other access to building or other parts of the Common Property unless with the prior written approval of the Owners Corporation or at the direction of the Manager.  The Owners Corporation or Manager shall not be liable for any loss or damage caused to the property or belongings of the Owners or Occupier or any personal injury before, during or after the move.
  2. Provide a point of contact at the building to contracted removalists, delivery persons and/or persons assigned to facilitate the move;
  3. the Owners or Occupier may be required to pay a surety, the amount of which will be determined by the Manager, prior to moving. Any damage caused as a result of the move will be deducted from the surety and the balance will be refunded within 7 days of the completion of the move.  The Owners Corporation or Manager may impose any other additional policy or rules that the Owners Corporation or Manager may deem fit.

Queen & Merton – Purchaser Inspections for Merton Street Side Only.

Great News! The following apartments located on the Merton Street side of the Development will be available for purchaser inspections between 5.00pm to 6.00pm on Wednesday the 1st of February 2017.

Inspection appointments will be for a duration of the 1 hour. Purchasers are not required to book in – just come to 390 Queen Street and a Castran Gilbert representative will take you through.
Please note that, for your safety, all visitors will need to wear shoes which can cover toes.

Queen Street Side inspections will be announced shortly.

Queen & Merton – January 2017 Update Part 2

We are happy to advise that we have received some great news on the progress of Queen & Merton

Merton St side
The developer has received notifications from the titles office that the plans have now been registered. Furthermore, they’ve met with the Fire Brigade this week and so the Certificate of Occupancy should be in by the end of next week.

Once received, all purchasers will be notified of the settlement date and final inspections time.

Queen St side
As for the apartments on the Queen Street side, settlement is on track to occur in mid-February after the Merton Street side is completed.

Finally we wish to advise that the address of the apartments on the Merton Street side has changed to be at 79 Merton Street. The apartments on the Queen Street side however will remain at 390 Queen Street.

We will continue to provide you with further updates as we receive more information on settlement and inspections.

Queen & Merton – January 2017 Update

We have been informed by the developer that a meeting with the Fire Brigade has been scheduled for next Tuesday, the 10th of January. Upon receiving compliance from the Fire Brigade, the occupancy permit should be issued within the week.

Furthermore, plans have been lodged with the titles office prior to Christmas and they are currently awaiting notification that it has been registered. The developer believes that they should also receive notification of this by next week.

Once notification has been received, your conveyancer/solicitor will be notified and final inspections and settlement date booked in.

The Queen Street side will follow after with settlement expected to occur in early February.

We will continue to provide you with further updates as we receive more information.

We are happy to advise that construction is moving along well and the apartments are looking great. The Merton Street Side is expected for completion in Late December and the Queen Street side is expected for early 2017.

As settlement approaches we will also notify you in relation to booking in a final inspections date.
