Great news! Your legal representative has now been sent a letter advising of your upcoming settlement. Please ensure you are ready and that your legal representative books in your settlement date with the developer’s solicitor in order to avoid any late penalty interest.

Pre Settlement Inspection
If you have not yet booked in for your pre-settlement inspection, please ensure that you contact Property Settlement Solutions on +613 9036 3383.

Your pre settlement inspection is your only opportunity to inspect your apartment prior to settlement.

Bank Valuation
If you require a bank valuation inspection and have not had one yet, it is critical that you have your banks valuer contact us urgently on +613 9036 3383. If you do not require a bank valuation, and have not yet advised Property Settlement Solutions, it is imperative to let us know.

Apartment Key Collection
Your apartment keys will be available for collection from your sales agent. Please contact your respective agent directly to organise a time to pick up your keys after your settlement has taken place.

Connecting Utilities
Immediately after settlement you will be responsible for the connection of utilities to your apartment.

Electricity
The Conservatory has been built using an embedded electrical network contracted to Shine Power for the supply of electricity. Electricity is provided in bulk to all apartments at a discounted rate by Shine Power.

In order to connect electricity to your apartment, please complete this online form.

Gas/Hot Water
Your gas provider is Origin Energy.

Cold Water
Cold water is provided by Yarra Valley Water.

Your apartment has been provided with a telephone/fax connection point.

Your apartment has been wired for telephone lines. You will need to contact your preferred service provider to arrange your telephone account and the details of your service.

Television
Your apartment is ready for Pay TV (Foxtel).

Please call Foxtel on 13 19 99 to install Pay TV.

Internet
Your apartment is NBN ready. You will need to contact your preferred supplier to activate your service.

Please note the NBN distribution box is located in the wardrobe of your apartment.

Post Settlement Maintenance
To report construction defects that may arise post settlement (but within your maintenance period), you will need to complete a defect registration form and submit this to aftercare@cobild.com.au

Conservatory – January 2017 Update

We have received the below letter from the Developer’s Property Settlement Solutions team:


We are pleased to inform you that the Plan of Subdivision has now been lodged to The Land Titles Office for registration.

Once the Plan of Subdivision is registered, this will trigger the call for settlement. Letters will be sent to your legal representative as soon as settlement is triggered, requiring you to settle your apartment within the allocated timeframe.

Please ensure all your financial and legal requirements are in place for the upcoming settlement of your property, which is anticipated for February 2017.

For those of you who have not done so, NOW is the time to ensure your finance has been confirmed. Penalties for late settlement will be charged so please ensure your loan is approved and you are ready to book in for settlement (once your solicitor has been notified), to avoid any delay.

Conservatory – December 2016 Update

We have received the below letter from the Developer’s Property Settlement Solutions team:


Great news! Conservatory Malvern East is entering the final stage of completion.

Now is the time to ensure all your finance and legal requirements are in place.

If you require a bank valuation inspection and your bank/broker has not booked one yet, it is critical that you have your banks’ valuer contact us on +61 3 9036 3383.

If you do not require a loan to settle on your apartment, or your broker/bank has already completed a bank valuation inspection (and you have not yet informed Property Settlement Solutions), it is extremely important that you let us know.

If you have any concerns regarding your settlement position, please contact us immediately on +613 9036 3383.

Pre Settlement Inspection
You now have the opportunity to book in your pre -settlement inspection.

Your pre settlement inspection can be conducted on one of the following days:

– Monday 12 December.
– Tuesday 13 December.
– Wednesday 14 December.

Please note: These are the only days you can book your pre-settlement inspection.

Inspections are by appointment only and are offered on a first in, first served basis.

Your pre-settlement inspection is your first and final inspection before settlement of your property.

Each inspection is allocated a period of 30 minutes and it is your opportunity to do the following, if required:
– Complete a condition report and bring any issues to the attention of the builder.
– Take any measurement you require, i.e. fridge recess, washing machine space, etc.
Please ensure you bring a measuring tape.

Please be advised there is a maximum of four (4) people to accompany each inspection.

If you reside interstate or overseas and unable to attend your pre settlement inspection, Property Settlement Solutions can undertake the inspection on your behalf (free of charge) and email you a copy of your apartment’s condition report. Please advise via email if you would like Property Settlement Solutions to conduct the inspection for you.

A representative will meet you at your nominated time outside the front entrance of the building. Please allow sufficient time to get there by public transport or to find a car park, and make your way to the meeting spot.

Please note: Conservatory Malvern East is currently still a construction site and there are some strict rules that must be adhered to:
– There is a maximum of four (4) people to accompany each inspection.
– Strictly no one under the age of 18 is allowed on site.
– Flat, closed-toe shoes must be worn. Anyone with heels or open-toe shoes will not be permitted onsite.
– You must not enter the building without one of our representatives. Please ensure you wait at the meeting point, until a representative arrives.

Conservatory – November 2016 Update

We are excited to advise that construction of Conservatory is progressing very well! Below is an update from the developer.


As we are nearing the end of 2016, the construction of your new apartment at the Conservatory is progressing fabulously.

Your apartment is due for completion in December 2016.

We will continue to send you regular updates as we near settlement.

Construction Update
– External works and balustrades are being completed.
– Joinery is being installed.
– Tiling works are in the process of being completed.
– Final fitoff of services and appliances are being completed.

Finance
If you require finance to settle on your new apartment, your loan application should be well advanced.

Do not underestimate the amount of time required to complete the finance process and ensure that you are organised for a smooth and timely settlement.

Please note: It is very important to remember that Conservatory Malvern East is currently a construction site and no access is allowed.

You are strongly advised not to visit the site on your own accord or attempt to enter after hours and over weekends. This is for your own safety.

It is still a work site under the control of the builder.

You will have an opportunity to inspect your new apartment as soon as it is ready for your pre-settlement inspection.

Lovelight Blinds
G3 Projects have engaged Lovelight to manufacture and procure window furnishings for many townhouses at Conservatory Apartments.

Lovelight have taken the liberty of measuring and pricing each individual apartment to bring you an exciting window furnishing offer.

The benefit to you is that your blinds have been priced along with all other window furnishings in the complex resulting in much lower price for everyone! Secondly, G3 Projects has granted Lovelight access for blind installation prior to settlement meaning your blinds can be installed and ready to use as soon as you have your keys.

We would like to take this opportunity to introduce ourselves and provide you with some helpful tips to guide you through the settlement process, in preparation for the exciting handover of your new apartment.

Property Settlement Solutions have been appointed by the developer to manage the settlement and handover process of your apartment. We will be your point of contact for matters leading up to the settlement of your apartment. We provide access for the bank valuers to conduct valuations and accompanying you for your pre settlement inspection. Furthermore we are happy to assist you with any general enquiries in relation to handover and/or settlement. For legal matters you must continue to liaise with your solicitor/Conveyancer.

Please ensure that they have a fully executed copy of your Contract of Sale.

Project Timelines At this stage it is anticipated that Conservatory Malvern East will be completed in end November/early December 2016. This is subject to favourable conditions or unforseen delays. We will update you with a more accurate information on settlement dates as we get closer to this time.

Financing Your Apartment Now is the time to commence your finance applications in preparation for settlement.
