Bayside Tower – October 2015 Update

Please be advised that Titles were received yesterday, 21/10/2015 for Bayside Tower.

A letter has been issued to all Purchaser’s Solicitors advising of this.

An inspection is scheduled with the MFB for their certification of the building for tomorrow, 23/10/2015. 

As soon as MFB sign off is issued the certificate of occupancy will be issued.

A letter will go out to all Purchaser’s Solicitors as soon as the Certificate of Occupancy is received.

Bayside Tower – August 2015 Update

Dear Clients and Associates of Bayside Tower Apartments,

We write to provide an update of progress on construction of your apartment at 4-6 Station Street, Moorabin. The project is nearing completion and we want to inform you that construction is progressing ahead of schedule; the current target is an early November financial settlement.

The `Certificate of Occupancy’ forecast to be in mid October.

The EXCITEMENT has now commenced!

  • You should have started your loan process already.
  •  Your financier will need to send out a valuer for valuation and your sales agent will be the contact person for all valuation inspections. Valuation inspections will be available
    • Level 1-4 from Monday 21st September to Friday 25th of September 2015.
    • Level 5-9 from Tuesday 29th September to Saturday 3rd of October 2015.
    • Bookings can be made by contacting Phil King from Urban.
  • Council certified plan of subdivision for titles registration is expected in early September and council has now assigned the property address ‘6 Station Street’ for Bayside Tower Apartments.
  • We expect to obtain the `Certificate of Occupancy’ mid October 2015.
  • Pre-Settlement inspections will be held in the two weeks between late September and early October, We will be in contact with more detailed time slots for the purchaser pre-settlement inspections in the coming weeks.
  • In accordance with the sales contract financial settlement should occur 14 days after issuance of Certificate of Occupancy and Title Registration.
  • At financial settlement you will be provided a Settlement Pack containing your apartment keys, remotes, warranty documents, manuals, emergency contact numbers, resident house rules, etc…..
  • If you are renting out your apartment, your property manager can only access the apartment after you have settled.
  • No one is to go onsite before financial settlement outside of the pre-arranged defect inspection.

 

Our solicitor Tisher Liner FC will send out correspondence to your solicitor as soon as we received titles registration and certificate of occupancy.

The builder has now have achieved the following:

 

  • Concrete Structure is compete & tower crane to be removed
  • Glazing is complete to level 6
  • Wall framing is complete up to level 7
  • Permanent electricity has been to be connected.
  • Water tapping has been connected
  • Storm Water has been connected
  • Lift fit out is under way

 

We suggest you contact your financier to prepare for October 2015 settlement.  Your financer will appoint a valuer to complete a valuation of your apartment and they will need access to the building and your apartment to complete this valuation. We will confirm a number of dates and provide these to your sales agents and legal representatives. Plesase note we will not be letting valuers through until September/October 2015. To assist valuers with scheduling access to the building please arrange for them to contact Phil King at Urban on 0408 525 406 to co-ordinate an inspection time. Urban will also be in touch to schedule purchaser pre-settlement inspections in due course.

Buyers will ONLY be allowed onsite once we have achieved Certificate of Occupancy and a pre-settlement inspection date is booked before settlement. We will contact you towards completion to let you know when this date will be.
