Vela – August 2016 Update Part 2

We are closing on the final stages of completing the development and I thought it would be prudent to send a few words for clarity.

Purchaser Inspections
The weather and general run ofrainhasn’t helped complete external works, namely painting and tiling. As a result, purchaser inspections that were previously advised as being able to commence for Ground and Second-floor apartments from the 4th and 5th of August, have been moved back.

All purchaser can be booked via emailing vela@samuel.com.au on either the 9th or 11th August during business hours. I know many of you already have made appointments – thank you. 

Please note, a purchaser inspection will not be approved if the purchaser has not either confirmed they do not require finance, or have previously arranged a valuer to access the property and secure their finance for settlement. Valuation inspections can be made via vela@samuel.com.au email address and we continue to work hard togetvaluers in, mostly on short notice.

Purchaser inspections will be undertaken by Taja from Castran Gilbert and there will also be an employee from Project Group (builders) in attendance. They ask that inspections are limited to 2 people due to time constraints and access. The inspection should be to visually see the apartment against the plans sold, together with the fixtures and fittings. Any queries re potential defects – can be addressed to Project Group and will be resolved. Each apartment is already going through a detailed defect process, so we do not anticipate defects.

A reminder – purchasers should not be seeking to access the development independently. In the past fewweeks Project Group have had to ask multiple purchasers to leave the site after they have walked on invited or assisted. This is dangerous and only slows down all involved needing to police access. Please respect the guidelines of timing put in place.

Settlements
Whitehorse Council has signed off on the Statement of Compliance, which has now been lodged with the Titles office together with a series of certifications (Authority and trades Certificates, Plan of Subdivision, etc). The process to register the Plan of Subdivision and create individual titles can take between 2-4 weeks. We cannot call for settlements until this has occurred. Therefore, we are takingstepsre purchaser inspections on the basis it may be issued in 2 weeks, however, note this could take longer. Please keep in mind once registered, per the Contract of Sale a purchaser has up to 14 days to settle.

Holding Redlich – project lawyers have written to all purchaser legal representatives in the past 24 hours indicating the same and the process around settlements.

Other Items
> The apartments are looking great. What’s left? Mostly cleaning, touch up painting, defects on any joinery or plumbing items and caulking. Each apartment has its own list of items they are working across. Externally trying to get some clear weather to finish some final tiling and painting.  Project Group also need to tidy up the basement and move out!

> Those purchasers that have purchased an apartment with a stacker unit will need to do an induction course run by Car Parking Solutions. Information will be sent when this can be undertaken.

> Lovelight blinds have completed their installation for those purchasers who purchased blinds directly. They look fantastic!

Vela – July 2016 Update

We are edging closer and closer at VELA Blackburn to handover to purchasers. A noticeable difference hasbeentodroping of scaffolding around the full exterior of the building and the interiors progressing with several milestones and finishing touches now evident, together with several compliance items ticked off to achieve Practical Completion of building works and a Certificate of Occupancy via the relevant authorities.  Whilst we had forecasted relevant inspections in late June/early July – an important decision was made by Samuel Property to hold off on valuation/purchaser  inspections until the development was complete, and not – almost complete. This strategic decision has been made with purchasers in mind to ensure they do not receive lowvaluations, or begin to take occupancy in a development still being accessed by trades – together with reducing the potential for any defects.  In this regard, we would like to thank you for your patience Being the middle of the year, we also thought it would be interesting to see just how much has been achieved in the past six months at VELA Blackburn. The photo montage below demonstrates just how much the development has come along from the structure topping out, the roof going on, internal partitioning to the scaffold eventually coming down to reveal the feature facade.

Since the last update the following have been achieved on site, including:

Kitchen joinery completed on all levels

Bathroom, laundry and ancillary joinery installation well progressed on all levels

Exterior balcony tiling completed on southern and northern elevations, eastern and southern commenced

Timber flooring installed on all levels

Carpet installed on all levels

Air Conditioning/heating units being fitted off on all levels

MFB works completed at frontage of property

Internal painting progressed with first coat on all apartments

Tiling completed on lower levels and progressing on upper levels

External facade works completed on southern and western elevations and progressing on north and east.

Installation of sanitary products (taps, showerheads, toilets, etc) well progressed

As mentioned in our previous update, we had hoped the development would be completed earlier, but this is not the case. The timeline we are currently working towards is:

– Valuation inspections on all levels – 27th / 28th July. Inspections can be booked in by emailing – vela@samuel.com.au
– Purchaser inspections- Ground and level 1 – 4th and 5th August, Level 2 and 3 – 8th and 9th August.
– Settlements during August

We are confident in this timeline and are tracking the builders progress daily against agreed timelines. The month ahead will see tiling progressing of the development to completion.

Vela – June 2016 Update Part 2

Into the final big push at Vela Blackburn as Project Group are pushing and regularly we are seeing 30-40 trades on site as we look to wrap up the construction program and handover the building to the purchasers. On-site the focus has remained spread across the external finishes and the internal finishes, with significant progress having been made with the external finishes on the southern and western boundaries. Attention will now turn to the northern and eastern and the scaffold for the development will come down in full. The development’s car stacker has also been installed and that too ticks off a significant project milestone. Letters have gone out to all purchaser legal representatives and as progress continues and it is appropriate we will be sequencing from the ground level up for valuation inspections, followed by purchaser inspections. More detail in this regard will be provided as construction is tracked.  We realise that many of you are eagerly awaiting access to your new apartments. We would like nothing more to have the construction wrapped up, but we also have a duty of care to correctly ensure workmanship is at a standard we feel comfortable handing over and in line with the high quality apartments that were sold.

Site Update

Since the last update the following have been achieved on site, including:

Electrical power koisk from Station Street removed and area made good by authority.

Electrical meters for individual apartments installed on site.

Basement car stacker installation completed.

Kitchen joinery completed on lower levels and progressing on upper levels.

Tiling completed on lower levels and progressing on upper levels.

External facade works completed on southern and western elevations and progressing on north and east.

Painting of walls and ceilings underway across all levels.

Internal fit off carpentry completed on lower levels and progressing on upper levels.

Installation of sanitary products (taps, showerheads, toilets, etc) underway.

Balcony screens and glass being installed.

Air conditioning units completed on lower levels and progressing on upper levels.

Looking forward … 

As mentioned in our previous update, we had hoped the development would be completed earlier, but this is not the case. The timeline we are currently working towards is:

Valuation inspections in late June/early July (depending on apartment level)

Purchaser inspections in early to mid-July (depending on apartment level)

Settlements in mid to late July.

We are confident in this timeline and are tracking the builders progress daily against agreed timelines.

Importantly, we have been across the legislative requirements in having the Plan of Subdivision registered and obtaining all relevant compliance certificates to be able to provide Occupancy Certificates. Much of this can be attributed to the hard work of SEMZ Project Management and the expert team at Bosco Jonson Land Surveyors.

A final friendly reminder – we strongly suggest at this time you get back in touch with your intended financier to ensure you have arrangements in place. Approvals only last for 60-90 days and now is the time to ensure you are up to date given settlements are not far away. Please note Tomorrow Finance, who have previously been endorsed will be able to answer any queries and help with organising your finance. They can be contacted on 1300 754 562.

The month ahead will see tiling progressing from internally to external courtyards and balconies following the removal of the scaffold, timber and carpet flooring installed, kitchen fit offs completed with splashbacks and appliances installed and… a lot of internal painting!

Vela – May 2016 Update

Work at Vela Blackburn has been pushing ahead as Project Group continue to advance through construction program. On-site the focus has been spread across the external finishes and the internal finishes. Feature external cladding and render have been installed externally and joinery, painting and tiling well underway internally. We also now have the building’s lift commissioned and active (protected of course!) and the car stacker unit installation has commenced.

Since the last update the following have been achieved on site, including:

Internal fit out including plasterboard completed on all levels.

Passenger lift installed and commissioned (active) by KONE Australia

Basement car stacker installation commenced

Kitchen joinery commenced

Tiling commenced

External facade works well progressed with render and large facade elements installed

Painting of walls and ceilings underway across all levels

Internal carpentry of doors and cavity sliders being installed

We are tracking for the development to be completed in 9 – 12  weeks. We had hoped for earlier, but this is the timeline we are working with currently.

Therefore, as the completion of the development gets closer and closer the level of communication will increase as we firm on an expected completion date. Letters will be sent to your legal representatives noted on Contract of Sales for making finance arrangements, valuation inspections, and Purchaser walkthroughs prior to settlement. These are going out this week from Holding Redlich, so please ensure you are in regular correspondence with your nominated legal representative.

We strongly suggest at this time you get back in touch with your intended financier to ensure you have arrangements in place.

The next month will be significant as the remainder of joinery is installed, tiling progressing and internal accommodation getting finishing touches such as stone installed.  Importantly – the external of the development starts to show itself with scaffolding coming down. This will occur sequencing from the South to West to North and then finally at the Station Street frontage.

Vela – April 2016 Update

Despite many public holidays and RDO’s in the construction industry – work at Vela Blackburn has been progressing ahead as Project Group continue to make quick work of the construction program. On site the focus has remained on getting the building water tight with windows installed, plasterboard and facade works progressing and a roof on the building! It is amazing to see the speed of progress. Also congratulating the many purchasers who took up the discounted offer to purchase blinds via Lovelight Blinds. This will ensure the building will present as uniform as possible to all elevations and – a nice time and money saver to move in with blinds in place. In addition,  entry and common area works have commenced with Samuel Property upgrading finishes to the entry foyer to now feature custom timber cladding, limestone imported tiles and LED concealed lighting. We believe this will be another step to ensure Vela Blackburn’s place as the premier apartment building in the locality.

Looking forward … 

We are tracking for the development to be completed in approximately 11-13 weeks. Therefore, as the completion of the development gets closer and closer the level of communication will increase as we firm on an expected completion date. Letters will be sent to your legal representatives noted on Contract of Sales to allow plenty of time for making finance arrangements, valuation inspections and Purchaser walkthroughs prior to settlement. This is still some time off, but we felt it important to mention it as we have been getting more queries recently. We have also arranged “Move In Pack” specials via E & S Trading for those wishing to purchase a heavily discounted Bosch fridge, washing machine and dryer delivered and installed. Information will be sent out in the next 1-2 weeks so all have plenty of time to make a decision or liaise with E & S with any queries.

On-site the progress will start to become very apparent as the external facade takes shape and the inside of the development starts to gain finishes and joinery. Some big milestones ahead! I’ve said it before  – but we couldn’t be more excited how the project is progressing, and hope you are too.  Looking forward to sharing with you more and more updates.

Since the last update many milestones have been achieved on site, including:

Internal fit out including plasterboard commenced or completed on all levels.

Internal electrical, water and gas rough in to all apartments.

MBF water pump and booster installed.

Fire sprinklers installed within entire structure.

Scaffolding installed to all elevations for external cladding installation.

Window frames installed ahead of glass installation Internally the size and sense of space of the apartments is becoming apparent – giving an insight as to how the spaces will function as the fit out progresses.

Owners Corporation Appointment – Strata Vista

Samuel Property is pleased to partner with Strata Vista Owners Corporation as Owner Corporation (OC) managers for Vela Blackburn. Following a competitive selection process, Strata Group were selected based on their 20+ years of experience and information systems – which allow all owners full transparency of accounts. Importantly, Strata Vista will be responsible for coordinating move-ins post settlement, maintaining common areas and establishing the OC Committee to manage the development. Looking forward … 

An exciting couple of months ahead as we continue to progress towards the completion of Vela Blackburn! Key milestones coming up include the installation of the basement car stacker, passenger lift (fitted as a builders lift initially to protect all surfaces), joinery fabrication and site installation and more progression on the buildings external facade to make the development lock up. We have also been busy working with Bosco Jonson Land Surveyors in updating the Plan of Subdivision to lodge to Whitehorse Council and the Titles Office to ensure current and accurate information can be provided to purchasers and their legal representatives ahead of settlements.

Also – don’t forget about the special Vela offer of  discounted Owners Corporation approved blinds when ordered before 1 April. It is great to see so many purchasers to have already taken up this offer – which will really ensure the building presents as uniform as possible to all elevations!  We couldn’t be more excited how the project is progressing, and hope you are too.
