We hope you are well and staying warm now that winter has arrived in Melbourne.

Due to factors outside the control of the developer (Launch Corporation), the anticipated settlement of your apartment has unfortunately been pushed out to late July/early August 2017.

Once all the required approvals are received from Council, the Plan of Subdivision can then be lodged with the Land Titles Office for registration. Once registered, settlement can be triggered.

Launch Corporation apologises for any inconvenience that this may have caused and is doing all they can to bring this project to completion as soon as practicable.

Botanical Brighton – Pre Settlement Inspection (Levels G -3)

Please find below update from the developer of Botanical Brighton regarding Pre Settlement Inspections for levels G-3.

Note that the web link to book your appointment should be in the update email you received from Botanical Brighton/Property Settlement Solutions.


We are pleased to advise you that your apartment will be ready for a pre settlement inspection from Wednesday 7 June.

Inspections are by appointment only and are offered on a first in, first served basis.

Your pre-settlement inspection is your first and final inspection before settlement of your property.

Each inspection is allocated a period of one hour and it is your opportunity to do the following, if required:
– Complete a condition report and bring any issues to the attention of the builder.
– Take any measurement you require, i.e. fridge recess, washing machine space, etc.

Please ensure you bring a measuring tape.

Please be advised there is a maximum of four (4) people to accompany each inspection.

If you reside interstate or overseas and are unable to attend your pre-settlement inspection, Property Settlement Solutions can undertake the inspection on your behalf (free of charge) and email you a copy of your apartment’s condition report. Please advise via email if you would like Property Settlement Solutions to conduct the inspection for you.

A representative will meet you at your nominated time outside the front entrance of Botanical Brighton. Please allow sufficient time to get there by public transport or to find a car park, and make your way to the meeting spot.

Please note: There are some strict rules that must be adhered to when attending your pre settlement inspection:
– There is a maximum of four (4) people to accompany each inspection.
– Strictly no one under the age of 18 is allowed on site.
– Flat, closed-toe shoes must be worn. Anyone with heels or open-toe shoes will not be permitted onsite.
– You must not enter the building without one of our representatives. Please ensure you wait at the meeting point, until a representative arrives.

We are pleased to advise you that your apartment will be ready for a bank valuation inspection week commencing Monday 29 May.

If you require finance to settle your apartment at Botanical Brighton, your lender may require a bank valuation inspection to be carried out in order to complete the loan application.

We are pleased to inform you that construction at Botanical Brighton is progressing well and it is on track for completion in June 2017.

Construction Update

– Landscaping works are complete with external cladding and rendering works well underway at the front of building.
– Tiling works in the common area foyer are complete.
– Carpet installation and driveway pouring have commenced.

Getting Ready for Settlement

Your finance application for the settlement of your apartment, should be well advanced. If you have not already started the process, you must contact your finance broker or lender straight away. We cannot stress the importance of this.

Botanical Brighton – January 2017 Update

We received the below updates from the developer for 26 Warleigh Grove.


The construction program issued by our builders (Liberty Builders) indicate that the PCD is scheduled to occur on the 19th June 2017.

However, in project meetings leading up to the Christmas shut down, Liberty Builders have indicated to us that they are ahead of their work program and could be finishing as early as April 2017.

Please, note, this is an unofficial position of the builders and at this stage we do not intend relying on it until a formal change of the PCD is issued by both the Builder and the Quantity Surveyor.

That said in the first week of February 2017, we intend to firm the PCD with Liberty Builders and it is our intention provide an update to all purchasers at that point in time.

Please be rest assured that we will give all purchasers at least 8 weeks’ notice before settlement occurs ensuring you have sufficient time to coordinate your finances in meeting settlement.

Botanical Brighton – November 2016 Update

THE NORTHERN END OF THE BUILDING IS ON THE RISE!

We are pleased to announce that after a few technical issues with the structure at the front of the building (North Tower), the fire tank has now been poured.  Due to the front ramp over, our design team felt the fire tank and pending structural columns needed to be combined into one.  Now that it has been finalised, the front columns can now be poured with the rest of level one and level two soon to follow which will be occurring in the coming weeks leading to Christmas.

Works have also been progressing extremely well in the Southern Tower of the building.  All glazing has been installed to the ground level areas and window framing to all levels.  The carpentry works have been completed for the penthouses with roof sheeting currently being installed.  Lock up stage of the Southern Tower is now imminent.  In addition, most plastering works have been fulfilled up to and including level two.

Typical bathroom and kitchen prototypes have been prepared for the design team to review and approve.  The base for the cabinetry kitchens has commenced on the ground level apartments, with painting also due to commence soon thereafter.

Whilst works continue to the Southern Tower (rear), the majority of focus will now shift to complete the front of the building.  Objective is to have the Northern Tower roofed and closed up prior to Christmas.

In launching Melbourne’s spring season, the Northern Tower of Botanical Brighton is now in full bloom!
