Once settlement has been confirmed with your legal representative, your apartment keys will be available for collection from Russo Pellicano Carlei Solicitors. In order to arrange collection, please contact:

Please ensure that your settlement has taken place and you have received confirmation from your conveyencer/solicitor, before arranging the collection of your keys.
Please also ensure that you bring photo identification, when coming to pick up your keys.
If you would like a representative to collect the keys on your behalf, you must bring with you a written authority for your representative to collect the keys on your behalf, otherwise the keys will not be released.

You must register and make a booking with MIMOR prior to moving into your new apartment. In order to book a move in time, please follow the step-by-step instructions below.
Log on to the MIMOR Portal on www.mimor.com.au
• Create your unique login and associate it with the apartment number.
• Create your password. (If you have already registered simply login using your user name and password.)
• Enter the requested details.
• In the case of Move In or Move Out, enter your proposed Move In or Move Out day, date and time from the available time slots on the schedule.
• The manager will advise you upon acceptance of the appointment.
Bookings will be for two hours, Monday to Friday 8am – 6pm. For the first month after settlement, Saturday move ins will also be available from 8am – 6pm.

Connecting Your Utilities
Immediately after settlement you will be responsible for the connection of utilities to your apartment.
Electricity is facilitated via an embedded network through Origin Energy. Please contact Origin Energy to arrange a connection.

We are pleased to advise you that the Certificate of Occupancy has been achieved for Botanical Brighton and the builders have received Practical Completion.
The Plan of Subdivision has now been lodged at the Land Titles Office for registration.
Once the Plan of Subdivision has been registered (which we anticipate to take 5 – 7 business days), settlement will be triggered. Letters will then be sent to your legal representative, requiring you to settle your apartment within the allocated timeframe.
Now is the time to commence preparation for an upcoming settlement. If you require finance to settle your apartment, please ensure that your loan has been approved and loan documents signed.

Please find below an update from the developer of 26 Warleigh Grove:
As you can appreciate there are number of critical documents that are required to be completed with relevant authorities, builders, Council, etc in order to meet compliance so that Botanical Brighton can progress to settlement.
The developer is currently waiting on one last authority to issue their final certificate, in order to be issued the Statement of Compliance from Council. Once the Statement of Compliance is issued, the developer can then lodge the Plan of Subdivision to the Land Titles Office for registration.
Once registration has occurred and the builder has received the Certificate of Occupancy (which is imminent), then settlement can be triggered.
The Melbourne Fire Brigade (MFB) has inspected the property and the Building Surveyor is on standby to issue the Certificate of Occupancy.
Launch Corporation is doing everything within their capability to push these authorities through and to bring this project to completion as soon as practicable.

Due to factors outside the control of the developer (Launch Corporation), the anticipated settlement of your apartment has unfortunately been pushed out to late July/early August 2017.
Once all the required approvals are received from Council, the Plan of Subdivision can then be lodged with the Land Titles Office for registration. Once registered, settlement can be triggered.
Launch Corporation apologises for any inconvenience that this may have caused and is doing all they can to bring this project to completion as soon as practicable.

Please find below update from the developer of Botanical Brighton regarding Pre Settlement Inspections for levels G-3.
Note that the web link to book your appointment should be in the update email you received from Botanical Brighton/Property Settlement Solutions.
We are pleased to advise you that your apartment will be ready for a pre settlement inspection from Wednesday 7 June.
Inspections are by appointment only and are offered on a first in, first served basis.
Your pre-settlement inspection is your first and final inspection before settlement of your property.
Each inspection is allocated a period of one hour and it is your opportunity to do the following, if required:
– Complete a condition report and bring any issues to the attention of the builder.
– Take any measurement you require, i.e. fridge recess, washing machine space, etc.
Please ensure you bring a measuring tape.
Please be advised there is a maximum of four (4) people to accompany each inspection.
If you reside interstate or overseas and are unable to attend your pre-settlement inspection, Property Settlement Solutions can undertake the inspection on your behalf (free of charge) and email you a copy of your apartment’s condition report. Please advise via email if you would like Property Settlement Solutions to conduct the inspection for you.
A representative will meet you at your nominated time outside the front entrance of Botanical Brighton. Please allow sufficient time to get there by public transport or to find a car park, and make your way to the meeting spot.
Please note: There are some strict rules that must be adhered to when attending your pre settlement inspection:
– There is a maximum of four (4) people to accompany each inspection.
– Strictly no one under the age of 18 is allowed on site.
– Flat, closed-toe shoes must be worn. Anyone with heels or open-toe shoes will not be permitted onsite.
– You must not enter the building without one of our representatives. Please ensure you wait at the meeting point, until a representative arrives.
