288 Albert – November 2017 Update Part 2

Please find below the latest update from the developer for 288 Albert:


Construction Progress: 93%

Construction & Development:

  • Construction progress is at 93% complete as of the end of November.
  • Construction completion is expected in early 2018, with settlement to follow a few weeks after completion.
  • Facades for the retail lots will be installed in early December.
  • Timber hoarding will be decommissioned from mid-January and the builder will continue with external landscaping works.
  • The builder will be off-site during the holiday period and will resume works from early to mid-January.
  • The majority of levels are now sufficiently complete to allow valuations inspections. Further information can be found below.

Valuation:

  • Apartments located on Levels 2 to 8 are now accessible for valuers to conduct valuations inspections.
  • Please note that apartments on the Mezzanine, Level 1 and Levels 9-12 are not yet accessible due to ongoing construction works. We expect these to be accessible in early January and will periodically open up access to the remaining levels when construction works have sufficiently progressed. Notification will be by way of future email updates.
  • These inspections are only for valuers and purchasers will not be granted access until a later date.

  • A copy of this email should be sent to your bank or broker so that the valuer can arrange a valuation time.
  • Inspections are currently available on each Tuesday until Christmas, starting from 5 December 2017. Additional booking periods will be opened up from January 2018, in the lead up to settlement.
  • Please be aware that many valuations inspections are only valid for a period of 3 months. As settlement may occur more than 3 months away, these booking times are mainly for purchasers who wish to arrange early valuations inspections.

Construction Progress = 85%

Construction & Development:

  • Construction is over 85% complete as of the end of October.
  • The buildings concrete structure is complete and has reached its maximum height of 13 floors, making 288 Albert the new tallest building in Brunswick.
  • Both cranes have now been dismantled, signifying that the core build has been completed and the final fit out works have begun.
  • Authorities works are intended to be completed within 2 weeks, live power will be connected in the next few weeks and external landscaping works have commenced.
  • The apartments and internal corridors are complete up to Level 3 and fitout for main lobbies and walkways has commenced. The building will be fully waterproof and ‘locked-up’ by the end of November.
  • Construction completion is expected at either the very end of 2017 or the start of 2018, with settlement to follow early 2018.

Construction Progress = 82%

Construction & Development:

  • Construction is approximately 82% complete as of the end of September.
  • The buildings concrete structure is complete and has reached its maximum height of 13 floors, making 288 Albert the new tallest building in Brunswick.
  • Crane 1 dismantle was completed last month. Final crane will be dismantled over the weekend signifying that the core build has been completed and the final fit out works have begun.
  • The joinery and glazing for the building have been sourced locally in support of local (Melbourne) businesses.
  • Currently the windows and joinery are being installed on levels 7-9, with the other levels being at various stages of completion, from services fit off to cleaning apartments for defecting.
  • Internal lifts completed.
  • Permanent live power will be connected at the end of October.
  • Landscaping level 05 and 09 terraces has commenced.
  • Construction completion is expected at either the very end of 2017 or the start of 2018, with settlement to follow early 2018.

Construction & Development:

  • Construction is approximately 76% complete as of the end of August.
  • The level 1 apartments have been mostly completed and are undergoing final defecting and cleaning.
  • The first crane tower was dismantled towards the end of last month. The second crane is still to follow late this month.
  • The glazing is now almost fully installed up to level 9, with installation of levels 10 – 11 underway.
  • Interior fit out has started for level 6 and this includes: joinery, flooring, tiling etc.
  • Façade painting and cladding has commenced, as well as the installation of structural steel for the various roofs and canopies.
  • All of the projects subcontracts have been let in anticipation of a strong push to completion.

Brunswick Heart/288 Albert – July 2017 Update

The construction progress of 288 Albert is progressing incredibly well, with L.U. Simon Builders having completed approximately 55% of the total build.

The buildings concrete structure has topped its maximum height of 14 floors, making 288 Albert the tallest building in Brunswick. The two tower cranes will be dismantled within 6-8 weeks, signifying the accomplishment of a huge milestone for the project team.

Currently the windows and interior joinery are being installed across the first 3 levels, with the remaining levels to follow. The building joinery and glazing have been sourced locally in support of Australian businesses.

The developer has advised that construction completion is on track for late 2017, with settlement anticipated in early 2018.

We wish to advise that the basement and excavation works at 288 Albert have been completed. The basement 1 slab was also poured and we are currently working on the ground floor slab.

Brunswick Heart – November 2016 Update

CBD Development Group were excited to celebrate the construction commencement ceremony of 288 Albert, and to announce L.U. Simon as the project builders. With the piling process already under way, the estimated construction completion date is early 2019.

To mark the occasion and to extend support to the Brunswick community, CBD Development Group’s Director Mr. Chen Guo Jing presented donations to the following local organizations:
