Attached is the copy of the Certificate of Currency for insurance,  now made available to you as the plan has been registered.

Some lenders may require this or request a nomination or interest added to this – please see below procedure and attached form to complete – the cost is $ 50.00.

Please note if any owner wants a “specific certificate of currency (COC)” with all details noted on it such as:

  • Name of Owners
  • Unit/Lot  Number to be specified
  • Name of Mortgage Bank or Financial Institution to be noted on the policy

 

Then advise them to fill the above form and before sending it transfer $50.00 to nominated bank account. We need the form with all details & proof of payment made and then we will proceed further to issue a COC to the client.

Gascoigne – Embedded Electricity Network with NEXTGEN Energy

Good afternoon,

We have received many calls and emails in regard to the correspondence received in relation to the electricity at Gascoigne apartments which is attached.

An Embedded Network is common now at many developments and give purchasers benefits as listed in the above brochures.

All electricity connections at Gascoigne must be arrange through NEXTGEN Energy and needs to be completed using the online sign-up form – you can email queries to gascoigne@nextgenenergy.net.au as well.

NEXTGEN Energy have been sending SMS and email correspondence – this is not spam mail as many of you have thought.

If you are moving into the property you MOST DEFINITELY need to arrange this prior to your settlement if you require power on at settlement.

If you are renting out the apartment you DO NOT need to arrange this unless you wish to have power on for your own use whilst the property is being leased.

All tenants will arrange the connection of power directly with NEXTGEN Energy with an account in their name at the commencement of the tenancy.

All owners will incur a once off connection fee as normal, and this will either appear as an adjustment at settlement – or will appear on your 1st account or your tenants 1st account (which will need to be reimbursed to your tenant by landlords).

I have been advised today that the developer has called the settlements on the Gascoigne Apartments.

As required you will be advised by your legal representatives in writing as required asap – but for your records, the date set for settlements is Wednesday 2nd November 2016.

Your legal representative can request an early settlement by contact the vendors solicitors.

Gascoigne – October Update 2016 Part 2

The apartment inspections have been progressing very well and the apartments are all very close to completion.

I will on Monday be sending a Blinds Quotation to all purchasers via email – if these are order asap, the turnaround can be approx. 12-17 days.

The price is based on the bulk install so once received please review and should you wish to proceed follow the instructions that will be attached.

Should you decide to take this offer up at a later date,  you will find the price will increase slightly to arrange a single installation cost.  Two quotes were obtained and the blinds fit the requirements of the building and the Owners Corporation Rules.

Also, I will be arrange Tax Depreciation Schedules – a email will come out to you all concerning these in the coming weeks – these are a must for all investors.

I believe the developers are very close in giving the 14 days’ notice for settlement, so if you still have not booked in for your inspection, or arranged us to do this on your behalf, please contact us on Monday to book this in.

Our leasing campaign commences next week – I have attached two of the professional photos taken for your perusal.

I have now received instructions,  that the builders have indicated dates, for valuation inspections, for level 5, 6 and 7.

 For levels 1, 2 and 3 and 4  if you have not already arranged, please have them contact us asap.

In the event that you require a valuation of your property, in the process of organising finance, the opportunity for these valuation inspections are from Tuesday 10th October 2016 between the hours of 9.45 am and 12.00 pm.

Should you need to undertake this process, we ask that you contact your finance people, and have them email us to arrange an appointment to inspect your apartment.

We will then deal directly with the valuer appointed, and we will co-ordinate access to the site, for them to your apartment.

We have been progressing well with the owner inspections on levels 1-5 – attached are several photos of the development I took – the apartments are very well finished.

If you have not booked in as yet for your owner inspection, please contact Liz from our office on 03 9690 1816, and she will book you in asap for next week.

We completed a full walk through this week, and the development is getting very close to completion, with just level 7 being the main area to complete, which the builders have informed, they believe will be almost completed this coming week.

We believe the developers will be in a position to call a settlement (being the 14 days’ notice given to you as required) very shortly, after consultation with the builders again this week – we will advise accordingly.

Exciting news, the developer has advised that we are now able to book pre settlement owner inspections for Gascoigne apartments – levels 4 – 6, commencing from Monday 10th October 2016.

We ask that you make contact with us to make a time – we will be booking from 09.30 am  – 11.30 am &  1.00 pm – 4.00 pm each day, and we are allocating up to 45 minutes to complete this inspection, and complete the Owner Inspection Report with you.

As the site is still a working site we must request the following:

Only two people permitted for each inspection (no children permitted on the site at this stage)

  • No third parties, blinds companies, agents, photographers – these can all be arranged after you settle.
  • Only 3rd party permitted is a registered building inspector, and we must be made aware who they are, so we can inform them how to submit their reports, along with your report.
  • Flat shoes where possible – we will not have to wear helmet or vests at this point.

 

We ask that you meet us in just outside the building, as access may vary from day to day, and we will arrange to take you as required to your apartment.

In regards to the pending settlement, the developers are still waiting on the required certificates, from the relevant authorities to be returned and completion of the upper floor apartments, to enable them to call a settlement date on this development.

We look forward to meeting you onsite, and showing your new apartment to you.

Gascoigne – August 2016 Update

Construction is progressing on schedule with completion expected in late September 2016.

Levels 1-4 of the building now has joinery fully installed with tiling to bathrooms and wet areas complete. Taps and basins have been fitted off with only floor coverings and final painting remaining. The common areas of these levels are to follow with final paint and carpet completed towards the end.

The upper levels are fully plastered and the electrical and plumbing rough-in is complete with the exception of level 7. Windows have been installed up to level 6 and exterior gold balustrades have been installed throughout the building. Both the car lift and passenger lifts have been installed and are fully operational.

With construction completion estimated in 6 weeks’ time, we encourage all purchasers to immediately commence preparation fo their finance if they haven’t done so already.

Finance valuation inspections and purchaser inspections will be called very shortly and we look forward to welcoming you to your new Gascoigne apartment.
