Connecting Your Utilities
Immediately after settlement you will be responsible for the connection of utilities to your apartment.
Electricity in your apartment is currently connected to OC Energy.
Please call 1300 49 40 80 to set up an account.
You are welcome to open an account with another electricity retailer, however costs may apply.
Cold Water is provided by Yarra Valley Water.
Please contact them on 1300 304 688 to open an account.
Hot water is supplied from a central gas hot water heating system on the roof and is maintained by the Owners Corporation.
Billing for the gas usage for the cook tops in all apartments will be billed through Origin Energy.
Your apartment has been wired for telephone lines. You will need to contact Telstra to arrange your telephone account and the details of your service. A licensed electrician must be engaged if additional telephone lines are required.

A community master antenna is located on the roof of the building and is tuned to receive a quality signal for free-to-air commercial television.
Pay TV cable, suitable for Pay TV (FOXTEL), has been supplied wired into your apartment ready for final connection by the provider. You will need to contact the Building Manager to arrange connection of Pay TV to your apartment.
A connection fee may be applicable.
Post Settlement Maintenance Issues
We have received the below update from the developer regarding Pre-Settlement Inspection for Boardwalk Blackburn:
You now have the opportunity to book in your pre-settlement inspection from Thursday 6th April.
Inspections are by appointment only and are offered on a first in, first served basis.
Your pre-settlement inspection is your first and final inspection before settlement of your property.
Each inspection is allocated a period of one hour and it is your opportunity to do the following, if required:
– Complete a condition report and bring any issues to the attention of the builder.
– Take any measurement you require, i.e. fridge recess, washing machine space, etc.
Please ensure you bring a measuring tape.
Please be advised there is a maximum of four (4) people to accompany each inspection.
If you reside interstate or overseas and unable to attend your pre-settlement inspection, Property Settlement Solutions can undertake the inspection on your behalf (free of charge) and email you a copy of your apartment’s condition report. Please advise via email if you would like Property Settlement Solutions to conduct the inspection for you.

– Strictly no one under the age of 18 is allowed on site.
– Flat, closed-toe shoes must be worn. Anyone with heels or open-toe shoes will not be permitted onsite.
– You must not enter the building without one of our representatives. Please ensure you wait at the meeting point, until a representative arrives.

If you require finance to settle your apartment at Boardwalk Blackburn, your lender may require a bank valuation inspection to be carried out in order to complete the loan application.

Construction at Boardwalk Blackburn is progressing well and it is still on track for completion in April 2017.
– All kitchens and bathrooms complete
– Flooring installed throughout Apartments
– Painting final coats to be completed by early next week

GETTING READY FOR SETTLEMENT
Settlement is fast approaching and your finance application should be underway for your new apartment.
If you have not already started the process of seeking finance, now is the time to do so.
As you may be aware, local banks are tightening their lending criteria, particularly towards purchasers that are foreign residents.
Therefore it is vital you are well prepared to complete the finance process by the settlement date.
There are four phases to achieving the settlement of your property.
We are currently in phase one of the process and if you have not begun this stage you are already behind.
We will be commencing bank valuation inspections in the coming weeks. We will let you know as soon as we have confirmed dates.
If you require finance for the settlement of your new apartment, please ensure that you have your loan already pre-approved. With a pre-approved loan, there are fewer chances of hiccups with the settlement process.
In preparation, you will need to have on hand the necessary paperwork to support your loan application, such as personal ID, proof of income, copy of your purchase contract, evidence of savings and details of other debts.
Please do not underestimate the amount of time required to complete the finance process. If you have not yet commenced, we recommend contacting your finance broker or lender straight away to begin the process.
