Citipower finally issued their consent to Subdivision last Thursday and the Plan of Subdivision was subsequently certified and released. It is now with Bendigo Bank awaiting their consent which we expect to receive by mid next week. As soon as their consent is received we’ll be lodging with LTO and expect titles to issue around 11th October. The Building Surveyor has conducted his initial inspection and the R1003 application to the MFB is being submitted today. We expect the MFB to attend site by the end of next week and Practical Completion to be achieved shortly thereafter along with the Certificate of Occupancy.
If all goes to plan, we expect settlement to occur from Monday 16th October. If you’d like to settle and move in earlier (right after titles and Certificate of Occupancy are issued) then please contact Carolyn Febey (contact details below).
So far we have had 22 appointments for valuations – 18 have already been carried out with a further 5 scheduled this week. If any purchasers would like to know if their apartment has been valued, please contact Carolyn.
We will be able to start scheduling Purchaser Inspections by the first week of October (details to come shortly). Information packs will be handed out during purchaser inspections, which will include all information for connecting electricity, gas, etc.
We will provide another update once consent has been issued by the bank and lodgement with the Titles Office.

We are pleased to advise that the plan of subdivision was stamped earlier today. This will now be lodged at the titles office shortly and we expect to receive titles in the next 3 weeks or thereabouts.

We’re on track for completion in August!
Windows have been installed up to level 3 with level 4 commencing next week. Plastering mostly done and bathrooms are being tiled. Kitchens, a critical path item, are due for delivery week beginning 19th June. Once they’ve been installed it’s on to splashbacks, fit off, floors and final painting.
Level 4 roof structure almost complete, timber feature elements are being installed over the next couple of weeks as well as the canopies. Lifts have arrived and are being installed.
Woolworths have started their rough-in works and will take handover at the end of the month to do their fit-out. Permanent power is also expected to be complete by the end of the month.
We cannot provide an actual completion date as yet, it is very dependent on how long it takes Council to certify Plan of Subdivision (which is expected to be lodged in the next couple of weeks), the following bank consent requirements and then of course Land Titles Office.

Orr – March 2017 Update
We are happy to advise that we have received the following updates from the developer of 360 Orrong Road.
Mother Nature has certainly thrown us a few curve balls over the past few months but ORR will start rising out of the ground over the next couple of weeks.
The ORR team will start providing regular updates going forward but just letting you know completion/settlement will be approx. mid August 2017.
The Woolworths “Metro” store will commence fit-out ahead of completion so it will be open and trading when you move in.

Excavation is almost complete and the next stage is rock anchors followed by the pouring of the basement slab.
The Builders are still on programme to complete ORR in approximately June/July, 2017.
