With Gardenhurst almost complete, we are now ready for bank valuations. The financier may require a bank valuation inspection to be carried out in order to complete the loan application.

The bank valuation inspections are by appointment only and must be booked through us.

Please note due to occupational health and safety, no person will be granted access without being pre-registered.

In relation to the programme, the status is as follows:

Access Times for Valuers

Access times available are strictly as follows by pre-registration only. We have allowed 15 minute intervals for each booking i.e. 9.00am, 9.15am, 9.30am etc:

Ground Level to 1        Thursday 6 July to Friday 7 July 9.00am to 4.30pm

Level 2 to 3                  Thursday 13 July to Friday 14 July 9.00am to 4.30pm

 

Pre Registration Process for Valuers 

All apartments must be pre-registered individually otherwise access will be denied.

Registration process is as follows:

  • Valuation requests must include the following information prior to being pre-registered:
  1. Valuation company name
  2. Valuation booking contact email address
  3. Valuation person
  4. Valuation person mobile phone no
  5. Valuation person email address
  6. Apartment no to be inspected
  7. Preferred valuation time option 1
  8. Preferred valuation time option 2
  • Once the request has been received, we will confirm by email the booking, or recommend an alternative time.

On site, we will induct the valuer, explain the process, provide a valuation manual, and walk the valuer through the apartment.

Please note, no access will be granted if the specific apartment is not pre-registered.

All valuers are required to arrive 5 minutes early for registration.

The meeting point for the valuers is at the entry to the site office located on Bulla Road.

 

Settlement Date
Settlement is anticipated for late Early August 2017.

Legal Matters & Finance

For legal matters, please ensure you continue to liaise with the legal representative.

For finance matters, all applications should now be approved subject to a bank valuation if required. If there are any issues with the finance, please ensure that we are contacted immediately, as we may be able to assist.

 

Final Inspection Appointments
The purchaser or a representative of the purchaser will have an opportunity to view the apartment, by appointment only.

Again, the final inspection will be by appointment only and must be booked through us.

Gardenhurst – April 2017 Update

Please find below update from the developer of the Gardenhurst development:


Gardenhurst is ahead of schedule thanks to the great work of Orange Building Solutions.

This will be our final update prior to moving into the settlement updates phase.

Onsite, works are progressing extremely well with the majority of external building works now complete. The crane has now been dismantled, signalling the end of the heavy lifting.

Externally, the windows have been installed, the roof has been capped, and the various cladding elements are almost complete.

Internally, the various trades including carpenters, joinery makers, electricians, plumbers and plasterers are sequentially working their way up the building.

Legal Matters

For legal matters, please ensure you continue to liaise with the legal representative. They will require a fully executed copy of the Contract of Sale as a starting point. If a legal representative is yet to be appointed, please ensure it is done so immediately.

Finance Application

If finance is required to settle the apartment, you need to ensure you are working diligently with them to ensure all documentation is in place in readiness for settlement. Please note the application process is longer, and significantly slower. If a financier is yet to be appointed, please ensure it is done so immediately.

Bank Valuation
The financier may require a bank valuation inspection to be carried out in order to complete the loan application.
The bank valuation inspections are by appointment only and must be booked through us.
In due course we will provide you will details on the valuation process.

At this stage, we expect valuations to commence in early June 2017. We will advise you of a firmer date with our next update.

Gardenhurst – January 2017 Update

We have received the below updates from the developer at Gardenhurst.


Gardenhurst is progressing to programme thanks to the great work of Orange Building Solutions.

The concrete structure is now complete, with third floor lightweight framing underway. Partition framing is complete to ground floor, with first floor also progressing. Services rough-in is progressing well to ground and first floors, whilst basement is complete. Site amenities have been relocated into the basement which will enable façade and external works to progress over the coming months.

Gardenhurst – September 2016 Update

Gardenhurst is progressing to programme with the builder Orange Building Solutions now in possession of the site.

 The old building has now been demolished, with the bulk excavation work now underway.

The crane has now been erected, and we expect the full retention system including the basement to be completed by Christmas. On return from the Christmas break we will commence the structure.

Moving forward, we will provide you with regular updates.

We are pleased to announce that Orange Building Solutions has been awarded the building contract at Gardenhurst. Orange Building Solutions is a sister company to Hamilton Marino Builders, who are renown as an industry leader in multi residential development.

This will be our 18th collaboration with Hamilton Marino Builders. Recent works completed together include the following:
